Management of open store, office, and industrial real estate portfolio and insight into store base with focus on lease renewals/restructures and expansions. Lease renegotiation ahead of renewal notice dates with concentration on occupancy cost reduction (including base rent, CAM, real estate taxes and insurance expenses), monetary & non-monetary lease concessions, tenant improvement allowances and deferred landlord maintenance or shopping center improvements. Coordinates with VP of Real Estate, Finance, Research, Broker Partners and Regional Executives to develop site strategies for open store portfolio maintaining a long term portfolio strategy for the Real Estate Team. Management and disposal of multi-million dollar portfolio of leased excess/surplus properties. Broker management for all sites and negotiation of associated contracts for lease termination, assignment and sublease.
